What is a damp survey: damp surveys explained
A damp survey is a professional inspection carried out to establish where moisture in a building is coming from, how it is moving through the fabric, and what will stop it. A competent damp survey identifies a cause rather than describing a stain, and it is carried out by someone with no commercial interest in the treatment that follows.
That last point is not a detail. A large share of damp inspections in the UK are free surveys offered by firms who sell the remedy, and the remedy they sell is remarkably often the one the building does not need.
Rising damp, penetrating damp, condensation: how they differ
- Condensation. Warm moist air meeting a cold surface. Usually worst in winter, on external walls, in corners, behind furniture, and around thermal bridges. Mould growth is the giveaway. The fix is ventilation, heating patterns, and insulation, not chemicals in a wall.
- Penetrating damp. Water crossing the envelope from outside. Failed pointing, a cracked render, a blocked gutter, a defective flashing, a bridged cavity, a leaking pipe or waste. It often tracks with rainfall and shows on the elevation that takes the weather.
- Rising damp. Groundwater moving up through masonry by capillary action where there is no effective damp proof course or where the DPC is bridged by a raised path, render, or internal floor screed. It is genuinely real and genuinely uncommon.
The English Housing Survey for 2023 to 2024 puts the relative scale in order. Five per cent of English dwellings had a damp problem in 2023, the highest of the previous five years. Serious condensation affected three per cent of homes, against two per cent for penetrating damp and two per cent for rising damp.
Why damp gets misdiagnosed so often
RICS is unusually blunt about this in its consumer guidance on damp and mould. Rising damp, it says, is not a conclusion, because it does not identify the source of the excess moisture. It adds that failure of an original damp proof course is extremely rare, and warns readers to be wary of any surveyor or commercial specialist who diagnoses using only a damp meter.
An electrical resistance moisture meter measures conductivity, and it is calibrated for timber. On plaster, brick, and solid floors it will read high for hygroscopic salts, foil-backed plasterboard, metal lath, and residues from previous treatments, none of which are liquid water. A meter reading is a prompt to investigate, never a diagnosis.
The cost of getting it wrong runs in one direction. A misdiagnosis of rising damp leads to hacking off plaster to a metre, injecting a chemical DPC, and re-rendering with a dense sand and cement mix. On a building whose actual problem was a blocked gully or an unventilated bathroom, the damp returns within two winters, the wall is now less breathable than it was, and the money is gone.
What a proper damp survey involves on site
- External inspection first. Ground levels against the DPC, rainwater goods, pointing, render cracks, sills, flashings, and the drainage that serves them.
- Internal inspection. Pattern, height, and shape of the affected area, salt deposits, mould distribution, and what sits against the wall.
- Instruments used in combination. Surface and capacitance meters for screening, calcium carbide or oven-dry testing of drilled samples for actual moisture content, thermal imaging to find cold spots and tracked water, and data loggers recording temperature and humidity over time rather than on a single visit.
- Occupancy and services. Ventilation provision and whether it works, heating patterns, drying of laundry, appliance and pipework leaks.
RICS points buyers of these services towards an inspection compliant with the 2022 Joint Position Statement on damp, and towards a building surveyor with building pathology experience rather than a contractor with a product to sell.
What a photo or video capture can and cannot tell you
Say this plainly, because it is where remote working methods get oversold. Images can show symptoms: the stain, its shape and height, the mould, the blocked gutter, the ground level piled above the DPC, the sealed-up airbrick, the bathroom with no working extractor. That is genuinely useful for triage, for deciding urgency, and for briefing whoever attends.
Images cannot diagnose cause. Moisture content, salt analysis, the behaviour of a wall over a fortnight of logged readings, what is behind the plaster, and the professional judgement that ties them together require instruments and a qualified surveyor standing in the room. Anyone offering a damp diagnosis from photographs alone is guessing, and the guess is usually rising damp because that is what sells.
Damp survey example: a ground floor office
A managing agent reports damp along one internal wall of a ground floor office, tide-marked to roughly 900mm, with the tenant's contractor quoting for a chemical DPC and replastering. The survey finds the external car park resurfaced twice, leaving the tarmac about 100mm above the internal floor and bridging the original slate DPC, plus a cracked gully discharging against that same wall.
Drilled samples show high moisture at low level falling sharply with height, and salts consistent with groundwater. The remedy is to lower the external levels, form a drainage channel, and repair the gully, then let the wall dry before replastering. The chemical DPC would have treated a symptom while the tarmac carried on delivering water to the wall.
Who should carry out the survey?
For anything contentious, a lease dispute, an insurance claim, a housing condition case, or a purchase, instruct an independent chartered building surveyor who does not sell remedial work.
